Conveyancing in Newcastle, NSW
We handle the legal side of buying, selling and transferring property across Newcastle and Lake Macquarie. A licensed conveyancer runs your matter from the contract through to settlement day, and you deal with that person rather than a call centre.
Conveyancing Newcastle is powered by Lake Macquarie Conveyancing. All work is carried out by a licensed conveyancer.
What a conveyancer actually does
Most people meet conveyancing once or twice in a lifetime, and usually under time pressure, with an agent asking when the contract will be signed. It helps to know what the job is before you are in the middle of it.
Buying, the work is reviewing the contract before you commit, ordering and reading the certificates that tell you what you are actually buying, raising anything that looks wrong with the other side, and getting you to settlement with the title in your name and the money where it should be.
Selling, it runs the other way: preparing the contract with the documents the law requires attached, answering the buyer’s questions, and making sure what leaves your hands on settlement day is what you agreed to hand over.
The full step-by-step process is set out here, from first contact to the keys changing hands.
Before you sign anything
The contract review is the part that saves people money, and it is the part most often skipped. Once a contract is signed and exchanged your options narrow sharply. Everything is easier and cheaper to deal with beforehand.
Send the contract through before you sign it and we will read it and tell you what is in it. Here is what a contract review covers, and what the NSW equivalent of a Section 32 is called if you have moved here from another state and are looking for a document by the wrong name.
Cost, and how long it takes
What it costs
A conveyancing quote has two halves: the professional fee, and disbursements — the third-party costs paid on your behalf for searches, certificates and government charges. A quote showing only the first half is not a full price.
What conveyancing costs in Newcastle sets out both, so you can compare quotes properly rather than on the headline number.
How long it takes
The settlement period is set in the contract, and the parts that run late are usually finance, or a search that comes back with something on it. Electronic settlement has taken a good deal of the waiting out of the final step.
How long conveyancing takes in Newcastle covers the usual timeline and what actually causes delays.
Where we work, and what we handle
Newcastle and the Lake Macquarie area, including Charlestown, Belmont, Maitland, Adamstown, Merewether, Hamilton, Mayfield and the surrounding suburbs. If your property is nearby and not on that list, ring and ask — that list is which suburbs we write about, not a boundary.
Alongside standard house and land purchases and sales we handle strata and unit purchases, where the contract carries a set of documents a freestanding house does not, and property transfers between family members or following a change in circumstances.
Buying or selling around the lake specifically? Lake Macquarie conveyancing is covered here.
Send the contract before you sign it
It costs you nothing to ask, and it is the single most useful thing you can do at the point where an agent is asking for a decision. Send it through, or ring and we will tell you what to look for.
I cannot recommend Lorraine and her staff highly enough,
I have used them twice now and the process was made so easy, always on hand to answer any questions, emails answered quickly.
