Buying a Property in Newcastle?


Once you have made the hardest decision in buying – which house to buy – we can assist you with the purchase process.

The first step is to tell us that you would like us to act. Then tell the agent who introduced you to the property that we will be acting for you.

We can assist you to order pre-exchange inspections such as pest and building inspections, strata inspections and survey reports. The agent issues a sales advice to both our firm and the Vendor’s Conveyancer and the contract is forwarded to us.

From there it’s a matter of obtaining formal finance approval, reviewing the pre-exchange inspection reports, advising you on the contract and arranging for payment of the deposit.

Conveyancing Process For Buyers

  • Pre-contract stage: This is the stage where you will make an offer on a property and negotiate the terms of the sale with the seller.
  • Contract stage: Once the terms of the sale have been agreed upon, a legally binding contract will be drawn up and signed by both parties.
  • Pre-completion stage: During this stage, the conveyancer will carry out various checks and searches to ensure that there are no issues with the property, such as outstanding mortgages or planning permission.
  • Completion stage: Once all checks have been carried out and any issues have been resolved, the final paperwork will be completed and the property will be transferred to the new owner.
  • Post-completion stage: After the property has been transferred, the conveyancer will register the new ownership with the Land Registry and deal with any other post-completion formalities.

It's important to work with a qualified and experienced conveyancer throughout the process to ensure that everything runs smoothly and to identify any potential issues early on.

It's also important for you to have a proper understanding of the costs involved in the process, including legal fees and disbursements.
